What's on a Contractor Authentication Report?

Your Toolbox for Due Diligence

State Business Registration -

Check of Dept. of Commerce for Contractor's registration of their business and it's current status. Owner and Registered Agent information also provided.

Contractor's License / State Lien Recovery -

Check of DOPL and other sites for Contractor's License, licensee information, type and status. Check the State Lien Recovery Fund for any claims related to unpaid material or labor liens from previous jobs.

Insurance -

We solicit insurance documents directly from the source companies for contractor verification. Occasionally, we are listed as a 'Certificate Holder', which allows us to be notified of any lapse in coverage. If your Contractor provides you an insurance document, we will check its veracity with the insurance company. Forged insurance documents are more prevalent than you would think.

Court Records -

A thorough check of Utah court records under the company and owner name for construction-related judgments and liens for last 10 years. By checking the entire state and both Justice & District courts, we pick up both small claims, large lawsuits and tax liens.

While State websites have information available, our report goes much deeper. We research, cross-check, & synthesize these data sources to present a Contractor's complete legal picture.

We also offer a modified report for handymen exempt from traditional licensing BUT but who may have insurance and a clean court record.

Isn't most of this information public record?

Yes, the State of Utah DOES make most of this information public record. But finding the RIGHT record isn't always easy amidst the maze of that information on the Department of Commerce and DOPL sites. We are experts at deciphering that morass of data and then tie the business registration.... to the license.... to the insurance .... and then the court record. If the facts don't line up, we point that out on our report!
